It’s been therapeutic enough reading this chain and seeing that others have the same thoughts, but like me, are determined to plow through make it work :)By the way, 400+ units in two years is incredible. 

You are correct that I was truly lucky to find a partner, mentor and investor like Tom and I truly miss his friendship and sage advice which I could really use right now.

Heed the sage words of our wise Brothers, and Ive got one more for you!

Right now im in the sages of trying to learn all I can but i want to get started soon, just not sure if this house will hold me back

It also is a pain for move ins and move outs as the old tenant still needs to be tracked and the new tenant needs to take their unit number.I use Sage for the accounting, RediDraft for document creation, and a customized version of SugarCRM to manage the properties, tenants, leases, maintenance... in other words, everything from an operational perspective.As far as cost, I paid to have Sugar setup and customized and other than the monthly hosting costs I just use the guy who set it up on a time and materials basis for any heavy administration.

But, previous posters are correct, there is a ton of sage advice on these forums to be had for free, as well as mountains of info elsewhere on the internet.
