They are essentially the same thing you are describing, but sharing an "expert opinion".I am also not a fan of how BiggerPockets itself is doing this same thing in the forum by posting blog posts and you don't have the ability to comment on the posting (because some times I disagree with the posting!)

Not good I think its a good tool for fix and flip and short term holds but not for long term holds if you have not ability to refi or enough equity to sell quickly even if you do and the sellers loan gets called they are still going to get their credit trashed. .

There shouldn't be a real need to often get on the phone with the tenants so requiring this (i you are) may be hurting your ability to rent your place through FF.
