You would think reading some of this very dubious commentary it's as simple as buying any nature of real property characterizing 99% of it as something other than 27.5 / 31 year property per a "Cost Seg Study" and then merrily expensing the whole kit and caboodle in year 1 - voila.Good luck with that unless you really enjoy playing tax deduction Russian Roulette.

The issue is there are a great many costs to a rental property, and without proper contingency funds, well it's a game of Russian-roulette for if or when that furnace goes out, water heater blows out, etc etc etc.

It's like playing Russian roulette to not have insurance.  

My gut says yes to avoid playing Russian roulette with this, but if anyone does have on operational underground tank on a property I would be interesting in hearing what your rational was for keeping it.If I do remove the oil tank I have a few questions I was hoping the community could help me address:1.
