IMO Most of the time, people lose lawsuits or settle for much less due to laziness and lack of rock-solid knowledge about the illicit/illegal acts the opposing side committed.  

Premier host, 5 star reviews, updated professional photos, updates to description, etc.  

I was shown about a handful of their holdings in the Houston, Memphis, and Little Rock markets, but the cash flow and CoC returns were less than $100 per month and 2-4% after factoring in additional expenses like 7% vacancy and 10% maintenance per month to go along with 20% down and conventional mortgage.

I sourced the property off market and secured seller financing, and I also self manage it as an Airbnb host with nothing but 5 star reviews.

I am curious if anyone has had success in other areas let me know.We are thinking of relocating as it looks like there is no end in sight for this.If you had 250k to spare or sitting in a non interest bearing account, you could look into the hard rock hotel condos.

@Diogo Candido i'm definitly up for a good challenge ;) Looking at what is in the market already, it seems we would need to "build" some kind of 4 or 5 star hotel but ready for seniors.Then we would have two options:1) find an operator to run the assisted business who would be our tenant (not the seniors) and pay us a rent;2) manage the property and the assisted business;At this point in my life, i would be only interested in number 1).

I did notice these warning signs but I made excuses for them hoping that it would get better and that when it did, I would have an A star crew.
