Extreme example but making a house sellable in a higher value market is a good tactic to me. 

Rehabbing our primary seems like a good tactic to offset high(er) interest rates right now and can benefit from later down the road. 

I wonder if this tactic could still work if you set rent at $2300 utilities included or $2000 with utilities billed separately through RentRedi/Tenant Cloud/Whatever You Use?

I'm just dealing with the county, and I'm curious if anyone else in my area has gone through the permitting process and what their tactics were to get it through. 

There is a tactic that I have heard about where (rather unscrupulous - but still legal) investors will contact the owner after the close of an auction and will offer them cash on the side to let them buy the property from them during the redemption period.

Multi-family investment and home hacking are both effective tactics.

This has become an annoying circular argument now that only serves to highlight the tactic some may seek to use to strong-arm there way into a property.
