I come from the world of M&A so my models are probably overkill for real estate deals. 

I felt that was kind of overkill and did not provide for a very nice guest experience.

I was looking at Pittsburgh as well and Indy but having to do this for each city might be overkill.

At the risk of overkill, I might point out one more factor that does point toward losses of equity values in the long term in the area of Alt-A and even prime becoming far more staggering – appraisals for sub-prime loans were highly scrutinized, even during the refi boom.

It’s overkill and too high-end for the properties overall value, so the final decision on remodeling and additions comes down to balance and a happy medium being reached.

Taking in all these numbers is a little overkill, but it will show that you are serious about what you are doing, which is a very good thing when dealing with an HML.

And, if one wants to do wholesaling and bird-dogging one would have to be a broker and get a brokers license, not just a sales license - this in my opinion is an overkill to do the investor activities of wholesaling and bird-dogging.

I guess the lesson for me has been that a lot of people want to live in that environment here in lubbock where there is an overkill of new apartments in many areas of town.
