@Claudia Everett There are less and less foreclosure opportunities in NOVA, however you could follow many of the auction sites in the area. 

I don't want to continue renting, but it also seems that in most places where I'd want to live, cashflow isn't really an option if I ever move out of the area, which I would like to do in 1-2 years.Real estate is expensive in my area (DC/NoVA), and multi-family units run $600k+. 

We love pretty much everything within a half-hour drive of Asheville and are partial to Woodfin, Mars Hill, Marshall and Black Mountain. 

Neighborhoods like Westwood, Mar Lee, maybe Athmar Park (though less likely as it's coming up quick).

NoVA condos are okay if you can swing the investment costs.
