This is an artificial supply constraint, telling someone they get to keep living there, but don't have to pay their mortgage, and it's not going to impact their FICO score, is no different than paying corn farmers not to grow corn. - Easy money, low rates.

Hi Drew,I looked at Kearney, and it looks like a nice small town, a long way away from the bigger cities.[1] Now you say you want to "Connect" and "Network" -- and ask what can do to provide value to others.Way too wide of mesh in your net...tighten it up--what do you want to get from others--focus on that vs what can you give to them.You cannot find a needle in a haystack unless you FOCUS on finding it.Don't worry about what you can give to others--it's probably nothing they really want or need.[2] Focus on making Business Friends...get invited over to Don and Betty Drapers house for a BBQ, or Christmas Caroling.Not friends like in High School, but Business Friends...You might be the youngest person there.Pull out our wallet and invite 20 people (you have know for at least 6 mos) to a chicken and corn BBQ at your place, if only 1 shows up--that's better than zero.

I had a two week window to do it, so I didn't have time to get it tested for asbestos... so I just proceeded as if it had asbestos, got a P-100 respirator, face shield, tyvek suit...etc.The popcorn had a layer of paint over it so I had to spray it with a vinegar/water mixture.

@Kelsey Mortimore I’m doing a mixture of both, trying to keep some cash in reserve but also staying active and still doing some deals here and there to keep some money at work and especially keep a pulse on what’s happening in the market.For your first investment though, I believe the best time to start is “now”, at any point in the market cycle, simply because you have to live somewhere and there is a lot of virtue in just getting started and getting over the “first deal” hump, overcoming “analysis paralysis” etc.I’d recommend taking some time to “digest” your first deal though and acclimate to all the joys and responsibilities of house ownership, before rushing on to the next one.

@Dan Heuschele makes perfect sense...it gets rural quick here...any direction 15 minutes outside of downtown is basically farm, lol...always amazed to see these developments of 400 SFR's with starting prices of $600k built in a corn field...some of them even leave the silo up...incredible.San Diego is a different world...need to get back to some giant fig trees soon...

The only downsides of this are 1] if your existing income can't cover the new, higher, payment, you will have to eat some of your see corn every month, but with rates the way they are today that's a relatively low cost. 2] A more pressing risk is that all that cash in the bank will burn a hole in your pocket and you'll feel pressure to buy a sub par rental just to get your money in the game.
