I had spent ( this is in the 80s) probably 30k on my landscaping and they let it die and ruined it all plus some other items we did take them to court and we won a judgement for waste not the entire 40k wanted but if memory serves 27k or so plus my costs..

And provides for good memories... or bad ones.

You're either going to sell at a loss and have to make the difference up at closing from your other assets or you're going to work out the debt on the property, get tenants in there and dispose of the bad memories whenever you can do so at a reasonable profit in the future.

If memory serves, we made this mistake just often enough to create a policy change where, regardless of any subsidies or assistance programs, you still had to meet our rental criteria.

In the five years I've been focused on vacation rentals on the Oregon Coast, primarily from Bandon north through Pacific City, at present there are more existing and eligible vacation rentals than in recent memory.

Interesting thread.It's bring back memories as I took courses that covered IRR and NPV in engineering school, then in finance school for my MBA.

I recommend going through all the quizzes again before you take the "final" course exam to refresh your memory.

OK I guess we have already spoken  thats my age catching up to me :) but when your 9 years old and swimming at the Trout farm inn while your Dad works its all a great memory. 

I did one of these deals years ago and mobile homes were not considered 'real' property unless on a real foundation- at least that it my memory- and it could be flawed.
