The cash flow improves quickly, but the cash flow is so negative on retail purchases that it will take years to reach cash neutral.  

But since the market is so hot, while looking for another value-add project, we already had a project in Park Canyon.

The interest is so much in the beginning, because the balance is so high, the interest decreases because the balance decreases.

I was looking in Columbus OH but the market is so saturated and it's been difficult for me to find cash-flowing deals there.

I do not know him, but the path he is leading you is a difficult path    Note difficult does not imply impossible; there are people who are successful with S8 housing    In my area s8 is so undesirable that they write laws trying to make it challenging to not allow S8 tenants.
