Numbers get inflated by international students who are not, on majority, buying homes or staying past their schooling.

Don't do anything criminal or negligent.

Something I've been concentrating on internally very much lately. 

That ends up leaving a void that's filled by unprofessional, and in some cases outright criminal operations there in the PM space.

Many posters state that the investment was a Ponzi scheme and or the investment was a "rip off" or the sponsors are criminals and their only reasoning is that they were "sold" a return of x and did not receive it or distributions stopped or the terms of their investment was changed.  

Financial, Criminal History, Former Landlords critique, etc.

My daughter interned in collage for an appraisal company that specialized in government takings and she did the valuations on the property fronting the Napa River. 

Many lenders are using an internal construction loans to replace Homestyle, ChoiceReno, and 203k out of simplicity.

I am currently in the process of filing lawsuits against all of these tenants on behalf of my clients, and I am hoping we can add criminal charges onto the civil suits.

We hold a license and face criminal penalties .
