We broom sweep daily, keep all materials in their appropriate locations, and discard garbage in trash bags or disposal bins (if present). 

You may need to discard those and start over.

Once you hit on something you're interested in, you would want to then do what it seems like you're already doing, and discard the rule and switch to a bottoms-up analysis.

Unfortunately, I entirely discard it now.

I find it helpful to ignore a lot of advice I get from accountants on matters like this if they discard their finance hat.  

Then he can't claim you discarded the furniture and he retains possession.
