The biggest difference with DSCRs is usually 1) prepayment penalties 2) more points 3) an affidavit that you cannot occupy the property 4) covenants and agreements regarding the requirements and rights of the lender to protect/preserve the collateral that may be more aggressive than Conventional.

The right team will do everything possible to right the ship in the storm - which we faced last year.Timing the market is never a good idea, but personally, I see it as a much improved time to buy, as pricing is down, some sales are distressed and sold at a discount, and interest rates appear to be heading in the right direction.

So my challenges will be either to find a lender willing to accept debt for the down payment or raising the entire capital stack but I'm not sure I would have enough 'friends' to raise that much and the more members in the LLC, the more it acts like a security.When I stated 'avoiding the bank requirements,' I was referring to the process of going through committee approval, extra documentation, negotiating any covenants, etc.
