The Philadelphia Housing Authority also released a plan recently to acquire a large portion of the Sharswood neighborhood (right next to Brewerytown)  for relocation of their headquarters from Center City and to develop the rest of the space for residential and commerical use. 

I've found that agents are pretty open to showing tax returns, income and expense statements, rent roll, etc for commerical properties (including apts).

FHA can be used for 1-4units and I believe on commerical property over 1million dollars.

.- Assume $1,000,000 short-term capital gain  (with other income, so max-tax)Note that before the gain, I was already planning to buy a couple commerical properties (1 in state, 1 out of state), but then due to the gain, I wound up learning about Opportunity Zone investing, QOF/QOZB, etc. -- unfortunately the 2 properties I wanted to buyer are OUTSIDE of their respective states OZ's.

This percentage varies with the type of project (i.e commerical, residential, hospitality, medical etc), the scope of the project and the complexity.

Personally when I’m hiring a Broker to either lease or sell a Commerical property I don’t even think about brokerage firms who do both Commerical & Residential brokerage.
