Having an experienced agent on your team before the rehab i think is very important because it is during the rehab when they can help add the most value by pointing you in the direction of what adds value to the sale, what finishes to choose and what to avoid, even what color paints are a good choice, insuring that your target sales price is not just realistic, but that it can actually appraise for that amount. 

Now that I wanted out of the contract their true colors came out and if the agent was unprofessional before he hit an all new low level.

But comparing rates on commercial (non standardized mortgages) is like asking what’s the price of carpeting without specifying the quality, type, color, installation, warranty or anything else.

We cringe when we see people who model assets through rose colored glasses especially when they have little money.As you mention leverage can be your friend but you also need to make sure you have considerable amount of cash to cover the types of expenses etc you mention.
