I like umbrella because there is no worry of being pierced for inadequate separation of finances, if sued you have a heavy weight in your corner who has all the consequences of a defeat, and because usually it is reasonably priced (mine today is not so reasonably priced but I believe it is mostly related to the risks of CA).I do understand that the probability of needing the umbrella policy is low.  

Cheap properties in Milwaukee are fools gold (especially for OOS investors, people literally will scoff at a rough listing and then someone will say: eh, someone from CA will buy it..)

For appreciating CA properties this could easily be a 7 digit step up in value but i would think in all CA markets would be significant.  

I have access to all lender appraised values in CA so I only need the address.  

I am in Orange County, California, and a 4-unit in Newport Beach with one unit being a 3/2 for example LTR would not bring in 7K gross income on that unit.

Curious as to thoughts on building ADU’S for equity in LA / SoCal market.Search BP forums for appraisals associated with California ADU additions in single family zones.  

For example in Southern California many apartments do not come with refrigerators.

It really reminds me of where i grew up in Cupertino Ca when tech took off and the orchards were turned into housing.
