@Ryan GreenspanI'm not a lawyer in Texas or anywhere else but I would put a lot of money down on the legal notion that it does NOT grant you permission to enter and search the property.

I retrieved this notion from a Real Estate Agent that I had the pleasure of conversing with which it seems that he probably was misinformed or something.

I absolutely second the notion that being a good and honest person is vital to success.

We are not social workers.You seem to have this Alice in Wonderland notion of business that has never heard of the concept of a bad debt.

Apologies for my long-winded two-cents, but this is a question I encounter on an almost daily basis.I do have to disagree with the idea of waiting for prices to go down to buy, or the general notion that prices will correct to such a degree that market values will significantly drop.

There are certainly some obvious concerns, but I don't want to overlook the opportunity just because I have some preconceived notions of the headaches that may or may not ever materialize.I'm planning to do more research on the particular bar both on social media and in public records.

@Matthew Brill  In typical Rich Dad fashion... you found a way to say how can I find the property I want, as opposed to shutting off your brain with the predetermined notion that you can't find it.

So when I initially planned on flipping 5 or so houses this year I had this crazy notion that it would be semi reasonable....1 every two months or so.

Ideally there's a balance between the notion of Right First Time and Minimum Viable Product that should be struck whereby one acquires enough knowledge to act and then uses action to adapt and evolve.
