We have good success with STR and MTR, lots of Universities here, 2 Air Force Bases, Air War College, Space Force, 3 hospitals, Amazon distribution center, Meta data facility, Hyundai manufacturing, 2nd lowest taxes in the nation.

Looking into the north Georgia mountain area and found an article posted mentioning restricting air bnb’s in the area.

We just got it online in March and have had pretty consistent rentals, but are doing more direct booking than with Air B&B (through networks). 

It will air October 10th. 

After reaching out to the wholesaler if they basically just threw their hands up in the air inside it's not our problem.

For recent purchases: less than 3 years, you probably have to grow with them and think about how can you maximize returns: maybe ADUs, or Coin-laundry or e-pay, renting space on the property for storage, air b and b or mid term rentals, splitting the lots, Tic sales etc... or value add to increase appreciation faster!! 

The heating and cooling seems to cause the vinyl to expand and contract (especially under rugs and piles of laundry where the floor is insulated from room air)   It was especially bad with the adhesive edged LVP we got from HD.   

First one was most expensive, needed new air compressor, new stain, and all new furniture, ~$15k (1BR + loft).  

Bookings and all that is simple- AIR,VRBO, we do a direct site we built but you can get by without.
