Definitely what I was thinking and sounds like it can be done. 5.25-% rate on a 1.2$ house is definitely more appealing and opens doors up as opposed to 6.7+ rates.  

The idea of my credit union where I bank holding these loans and servicing them and never selling them, keeping it as simple as possible is what sounds the most appealing to me after these experiences.  

For a super high income Bachelor or something of that sort maybe there is some appeal in what you said, but for people with families, na man I don't see any upside to NYC.

When I started investing, I found it appealing because it's a tangible asset you can see and manage.

HOWEVER, it's primary appeal is affordability rather than being a great or cool place to live.
