Hey @Eduardo Rodriguez, if your property is in Texas, be particularly careful: Texas has restrictions on lease/options that other states (like my beloved Georgia) don't have.See, for example, https://www.lonestarlandlaw.com/Lease-Options.html.

I feel most newbies (such as me) are too focused on the monthly cash-flow, AKA the monthly number that allows us to quit our beloved day jobs, while the true wealth is generated slowly from the leveraged investment appreciation.
