It seems you need to put in more work and network with the right people.   

We put in two new baths, kitchen, and a nice landscaping package.

So, like everything in life, the work you put in is what makes you successful here.

As to Grant Cardone, you have to have capital to do a bigger deals... and syndications is one way you can do that (which as I understand it is the deal that Grant pitches)... combine  your money with others to do the big deal... but at the end of the day, you own $20,000 worth of a $10 million deal if you put in $20,000.  

If there is anything business has taught me is that sometimes you have to put in sweat equity to build a lasting relationship. 

Ours was super good and knew how much and the type of work we wanted to put in.

I disagree sometimes there are other reasons to put in an upgrade.
