It took us four years and an attorney to finally get a pretty decent home loan modification through Green Tree (another lender failure as they just got sued for about $63M). 

We found plates and glasses, etc also at an auction, and would flesh them out from Christmas Tree Shops (that's where we'd replenish wine glasses, silverware, coffee mugs - can't beat a buck apiece).Bottom line is that there's a lot to purchase when you're starting from scratch.

Trees fall down, a retaining wall failed, the .1 mile driveway has storm caused grooves in it.For my current one, I have the worst MH in the park.  

It is the city but we are surrounded by parks and trees, and center city is only 10 minutes away on a typically uncontested road named Kelly drive.

However we did clear some trees that were crowding the house and although it might not be pleasant you can always take trees and stuff down in the cold.  

City cannot let you leave it on the tree lawn & trash up the neighborhood.

I've often said that it's about as difficult to buy RE as it is to fall out of a tree.
