I have had better results direct marketing to owners in my target areas & negotiate for seller financing.

As long as the purchase price of the part allocated meets your reinvestment target. 

Learn your target market well.

I am targeting 3-4 properties in cash flowing markets.

We have chosen to target 5-6 bedroom homes in Kissimmee, FL due to the excellent short term rental market.

That certainly doesn’t mean that such a low target is a good idea.

I purposely only did Tesla chargers because my target demographic is families and business travelers.

The duplex is right in our target area.

Its an extremely limited target market.

So homes with ADUs sell for more, and the appraisals have followed pricing for four+ years now.I personally know an investment group that targets neighborhoods, mostly in the San Fernando Valley, where comps with ADUs are outperforming non-ADU comps so that they can refinance out the value created by their ADUs.
