I also closed on another Class C home in Dec. 2023 -  not rented out yet, trying to figure out whether to rent it out or sell and cut my losses. 

I also have a rehbbed house under contract to sell. 

Have you been able to list or sell any investment properties yet?

I know I just ratified a transaction where I was selling a new build ( not yet built) and the broker representing the buyer had a very high buyers broker agreement that simply does not work for builders and what we have to do to manage the process.

For example, in Mexico, you can put less than 40-60% down, interest rates are in the single digits and you can get 20- to 30-year mortgages (and you can't get anything shorter actually) and the right areas would fit within @Richard Foltys' criteria.

Deal sourcing- if you’re willing to search regionally, don’t ask anyone to sell that isn’t already in a sale mode. “ No marketing.”

Buy low, sell high, it's really that simple.

U have to vette folks to make sure they take care of it and just dont sell it .. :)  So with what you have raised and if you want to continue raising money you could follow the same path I did..

I would discuss financials on this if you choose to come see the pre-rehab on Dec 1 (I have made a lot of money (close to 7 digits after this rehab is done in ~2 months) but due to not executing a cash out refi (due to the rate increases) my return is below my underwriting).

So he sold his business to them and signed a lease contract with them and now selling the building.
