Tim, I'm sure insurance companies are using them especially through third party investigators, they would be handy for medical and workmens comp cases too.Seems there is an issue with property rights too, you own your land from the center of the earth to infinity and the federal govt has jurisdiction 1,000 feet above and below for approach and departue from/to runways.

Based on 36 years investing in both residential and commercial real estate, lending on both residential and commercial real estate, buying residential and commercial notes, both firsts and seconds, syndicating deals, running two real estate mortgage limited partnerships which invested in over 350 real estate loans, having foreclosed on loans I made a number of times, having attended a number of bankruptcy hearings associated with those foreclosures, currently holding real estate brokerage licenses in three states, having previously held mortgage licenses in two states, and having an MBA in finance with a specialization in investments from a top 10 business school.

I find a lot of people just assume that since they inherently trust their friend/family member, a lot of the "what ifs" and worst-case scenarios are not hammered out in fine detail which can lead to confusion and personal interpretation after the deal is closed, which it should have been addressed pre-emptively before the money was lent out.

Real estate is not risk free it's just a reality your long term planning is truly impressive but realize life is going to happen.Caveat, I did the infinity leverage approach when I started but never take it for granted you never have full control in this business its just an illusion get comfortable with it and you'll survive and thrive.
