I have updated the following to the property:- Ripped out carpeting and installed Vinyl Flooring- Refinished all bathtubs and sinks from a deep green to a bright white finishI have learned so much from this first property that I wouldn't have learned without the experience of just jumping in!

The basement had some un-finished spaces, but most of the basement had just been beautifully re-finished with a mother in law apartment (which I was going to rent out).

The bathrooms are actually not terrible so rather than refinish them (they’re ugly) I want to maybe just bandaid them until after the loan is finished.

The repairs that I could see from the walk through were minimal, carpet - I'm considering removing the carpet in all the units and getting the wood floors sanded and refinished, paint, tenting the place to get rid of pests, replacing the cabinets in two of the units - the rest need re-staining (or a fresh coat of paint), some outlet covers, light fixtures, things like that.

Most tenants in that price range don't expect higher end, but the do appreciate fresh paint and clean smelling, bright kitchens.Consider changing pulls, refinishing cabinet doors by sanding and varnish/poly.
