I'd have interest in facilitating these types of deals and paying you that fee that's nothing for the value you are bringing if you really are. that's about 2 points on a hard money loan which isn't a lot, if you are flexible on payment structures we'd pay you out of construction draw proceeds each time we receive money we pay a portion of your commission back

Sounds like you are in Orange county, which does not allow STR unless you live at the property and are allowed to rent out a portion.

Cape Coral is the better of those cities for MANY reasons - age, growth, jobs, size, etc.

The fact that such huge portion of currently sold homes are cash transactions means a ton of foreign cash, hedge funds , holdings and investment management management firms like Black Rock snatching those properties at highly inflated prices.

Hard Money lenders prefer first lien positions during the rehab portion due to the enhanced security, control, and financial stability it offers.
