We're looking to buy once a year or so, since our area of experience is more about outfitting a STR, photographing it, listing and managing it, etc. instead of acquisitions.

Because I know when I really WANT or NEED something, I run straight out to my mailbox and I wait to get a mailer about it, from whoever, especially if they have random pictures of my personal space and items, i especially love that knowing someone is watching me, it's a great comfy feeling random strangers are driving by photographing my place. 

They furnished the hell out of it, put in a hot tub, took great photographs and are nearly doubling the AirDNA projection for other vacation rentals in the area.

Take what you consider plenty of video and photographic evidence on why you held the deposit, then double what you think is necessary.   

It's a really inexpensive setup and works very well.Or just take photographs with a digital camera or smartphone camera.  

I've got a great photographer doing videography and photography for me, so I'm good there. 

The day that I had the photographer scheduled to take photos, they told me the master shower was leaking due to the old rough in valve.

She wanted to create a flier for a class she would be teaching on the subject (which was a class she charged a fee to attend) and wanted a photograph of a child to go on the flier.
