She wants to sell and I founded because is a co-worker of my wife.It is a single family 3/2 in Miami Gardens 1075 SF located in a big lot around 9K SF good condition but needs a bit of a fine tune from what I captured from photos (painting/baths/other).

It depends on your location, size of property, purchase price, nightly rate you can get, your upkeep of the property, and many other factors.If your unit shows well in photos and if you build up some good reviews in the first months, and your pricing is reasonable, it will be consistently rented.We have 3 of them, and all less than 1 year so the jury is still out, but in our experience so far, the startup and ongoing costs have been higher than expected, but all are getting good reviews, so in year 2 (now that they are stable) we expect to do pretty well.You have to make sure your town allows it, and you have to decide if you will manage it yourself and take on that extra work (communicating with the guests and people who will clean/make repairs) or if you will hire a property manager, which can be expensive, upwards of 25%.

As long as I continue to work at my current company until March 1st, 2019 when my company pension benefit will be mostly maxed out.1) 401K @ 6% nominal, 2.91% real in year 2035 would be ~ 1 Million nominal, 600K real.2) HSA with same returns as above but at 65 years old would be 25K nominal, 13K real.3) Pension schedule If I work at my current place of employment until March 1st, 2019 tentatively as follows - start withdrawals at age:a) 50 ~ $959.00  b) 55 ~ $1,316.00c) 60 ~  $1,880.00This would be a fixed index annuity, not inflation adjusted.

Have Cousin Earl's LLC buy the first one all cash for an inflated price, basically do anything humanly possible to get the first batch sold for as much as possible in nominal sticker price.
