There are many I know who will not touch crypto currency (using this as an example only) as its something that is not easy to understand.

But your mistake is way more liley to be that you waited too long for the elusive "perfect" deal than it is that you buy the wrong thing.Get connected to a house-hacking agent, get pre-approved, run some numbers, see some houses, buy something and in a year rinse and repeat.

We started the journey last year Sept 2023.The deal closed mid November, after a 2 months journey to find the perfect property (price/Cash Flow/appreciate) and closed on it.Made her aware the holidays isn't the time for renters to move, however, once W2 taxes were issued in January 2024 she would get a tenant.She is officially a landlord!
