great post above David,, I am here for much the same things.I don't recall RK advice that 401k accounts are for suckers, if he really did state something to that nature, I will premise all my suggestions to read his book with a disclaimer to IGNORE the horrific 401k advice.

If you have a strong historical capital and rent appreciation rate it might make sense to get into this market and wait for natural rent increases and appreciation to take hold and make for better investments if you wanted to stay local.You could also consider looking for turn-key investments in another city (Indy, Memphis, etc) where the returns could be much better - but the risk without having the ability to drive by the properties could be greater.

Make sure there is good ventilation because anyone breathing the fumes in for a longer time will be subject to brain damage.Once you got all your safety gear, get a metal bucket you can pour the stripper in and a natural bristle brush.
