You will need the downpayment and whatever vehicle you need for financing, wholesalers usually want all cash or hard money to close quickly, in that case, try to line up your hard money lender that can convert them to conventional 30 yr mortgage.

Doesn't make sense to invest in conventional TSP or IRA if you are getting tax free pay - the prime benefit of those investment vehicles is tax deferral, and if you have no taxes to defer, why lock up that money?

By "research," I mean actually check if the tenant is in violation, like once they went out and took pictures of the "street parking violation," then went to the hearing with the pictures, along with the tenant, where the tenant argued they do not know the owner of that vehicle.
