No Land Trust - sub2 combination, nothing.If you have a 1 year lease with a contract for option to purchase, with the option held in escrow, equitable interest is avoided.Finish the lease and get the option is the aim of the device.:)

Also, like many of you, my goal is to generate solid passive income via a strong portfolio of cash flowing properties.Primarily, my aim is to invest in deals generating over 20% cash on cash returns with cap rates above 10% and to build teams that can help accomplish this while everyone wins and has fun!

Here's something from Fannie's website:Gross building area, which is the total finished area (including any interior common areas, such as stairways and hallways) of the improvements based on exterior measurements, is the most common comparison for two-family to four-family properties.

But none of my rental basements are near that size - the biggest is just over 600 sq ft. 10K might be high; measure the perimeter wall lengths and multiply the total by the numbers I supplied earlier to see if your quotes make sense.
