Keep in mind, I am not an attorney, but it looks to me like California is a community property state and therefore any debt acquired by one spouse while married, becomes the responsibility of both individuals in the marriage.

I think of business partnerships like a marriage, so make sure whoever you partner with is someone you can work well with. 

The seller must be related by blood, marriage or law or demonstrate a long-standing, family-type relationship to gift equity to the borrower.

The age of marriage has increased, student debt has increased, the age at which they choose to have kids has increased, the number of people wanting to rent has increased, etc...

It has to be a true arm’s length transaction, unaffiliated by family, marriage, or c commercial enterprise.

I joke with her that she isn't allowed to get married unless I sign off on it... for example if he already owns a home then he can write that same "living rent free" letter as above, then I'll "preapprove" her marriage.
