Especially if a future silver line expansion (phase 3) takes the metro to leesburg from ashburn since then the real estate values in purcellville will skyrocket since that is not that far from leesburg. 

As demand decreases and supply increases, we naturally see a decline in price BUT the graphs to follow show a steady demand for housing still and I believe that once people are able to get back to work and start borrowing again, we will see a fast recovery.With our phase-one/soft open coming up in only two days, I feel optimistic that we have seen the bottom of this economic slowdown and that we are soon to be on our way back up. 

The renovation is in phase 2 right now (new doors and flooring installations).

If it’s zoned SFR (which is what it sounds like), an appraiser and a lender will only use SFRs as comparables which would not help you in the refi phase of the BRRRR.

Hi all, Just closed my first deal in Florida and have finished the rehab phase.

That being said, what do you plan on doing about your vacation rental(s) when your permit is phased out?

Unfortunately during my due diligence phase, I learned the maximum square footage allowed on this lot is 2400 sqft (including the garage). 7900 square foot lot, 30% max or 2400 sqft, whichever is greater.

I break down each phase of the process and list all the details required to check off the tasks required to get a buyer from the interested stage to the closing table. 

Working on our due diligence phase now, I already know we need to replace the roof, so going to get some bids on that.
