All of the press and briefings by the mayor in Richmond up until June 15, 2020 seemed to clearly state that Richmond was not hearing eviction cases until June 29 after the State Supreme Court extended the eviction hearing ban.

If they pressed and wanted specifics, I would just say something like "we had 4 qualified applicants and had to choose one, unfortunately we didn't choose you". 

As long as the government keeps the printing presses on, then people will have more dollars to throw at investments.

The Asbury Park Press also tried to reach Castrovinci by phone and received the same message that his voice mailbox was not set up.The Dumonts had to cancel “numerous rental contracts,’’ for April, May and June, suffering irreparable harm to their reputation as landlords in the small, seaside town as a result of Castrovinci’s refusal to leave, the lawsuit said.

What would your reaction be if you had kids, no employment, no place to go in the middle of a pandemic and a PM was pressing you for being a few weeks late on rent?

The numbers seem decent and you would be hard pressed to take that equity and get a property that cash flows much better here in Utah.  

I will add that Most HML have loan minimums so while you can get a bridge loan to cover the rehab only.. if your rehab is only 40k (for example) you will be hard pressed finding a lender willing to do a loan that small
