My other 12 properties are in Las Vegas, less than 20 years old, with stucco siding, sloped tile roofs, no grass, no snow, no frost, no state income taxes, very low property taxes, no fences, no tornadoes or hurricanes, etc etc...I MIGHT buy 1-2 water heaters per year, 2-3 appliances (since each house has 6) and an air conditioner every 4-5 years (they all have 2) I don’t spend a dollar on exterior painting, roofs, windows, or doors (except a garage door once).

I ran the numbers - factoring in the 4 profit centers, I estimated I would recover the 10% penalty, 32% fed tax and state taxes within 3 years.Assuming your 401k had 100k, you would have 53k to invest.
