- My first thought is offering cash, but the home owner would most likely just let it go to foreclosure because of how low the offer would be. - My second thought is offering some cash and taking over the loan - there are no liens on the property yet.

How do I use that one property to acquire a second and how do I go from 2-3 and 3-4?

I had read Rich Dad, Poor Dad, and this property fit the bill for something we could live in while going to school.

Challenge is getting tenants to accept no-keys and changing batteries during their stay.

I am looking to refinance in the near term either when rates drop to the 6.5% range into a conventional 30 year mortgage or as quickly as I am able into a first lien HELOC to be able to park paychecks into the mortgage and save a significant amount on interest or so it seems.
