Mainly because they made absolutely no effort to collect on delinquent notes.

As an agent for Networth, I can tell you it is not all smoke and mirrors but a direct reflection to the efforts that you put into the job at hand.

If anything, you're only gaining a reputation for being detailed and they know they can't get by with minimal effort.

But many people need to learn the hard way, especially when the truth relates to an effort they really have no desire to make.

Your lack of effort to find someone to lay sod is not the tenants fault.  

I certainly appreciate the time and effort they put into helping me secure the properties I want.That said- like many others, I have met/dealt with my share of lazy/incompetent/<insert whatever derogatory adjective> real estate agents.

As an investor, I am always on the lookout for wholesale deals and as a realtor I am always on the look out for seller leads so I decided to join biggerpockets in an effort to connect with other investors in the area.

Most of my time and effort is going into that right now but I have been interested in getting into real estate to diversify my income.

This cash flow does not include equity gain from making the payment which is in effect additional cash flow that can be obtained with a little effort.

Ultimately it sounds like a whole lotta effort and stress and headaches for very little post-tax profits.
