@Dan DiCiaulaI've used my oscillating tool to cut of nailing and other flanges to make stock windows fit, used pressure-treated lumber to modify openings, and me and my Great Stuff foam are very tight.The problem is that you're handing off your property to a C-class tenant who is not going to be gentle on the windows.

Sub to in the wrong hands is a very dangerous position for a seller to be in .. ( if they have credit and equity to protect)And its an incredibly dangerous tool for a undercapitalized new investor.. who can really twist a seller up.
