In reality they were putting in time devoted to the work, but not putting in the work.

I would have saved myself money had I devoted more time togetting more quotes and verifying appropriate prices. 

@Lynn Anthony You're probably right that the BRRRR strategy might not be a fit for you if you don't have the time to devote to it.

My wife and I both hold full time jobs, and I'm not sure we can devote high amounts of time to a real estate business.

@Scott BrowneI think you're more likely to be successful starting out if you have more time to devote to your first few projects, especially if they are value-add like a BRRRR. 

I don't know why people (esp investors) think that a Contr can devote all of their time/money/energy to one single job.....?

@Adam York since you aren't far from a hospital, you can look into devoting a unit or two to Medium Term Rentals for traveling nurses or other professionals.

I never wanted to be a landlord and therefore the least amount of time devoted to this business the better!

Usually when I find a property that meets those constraints, it is usually something that's built a long time ago -- 1925-60s, and I don't think I'll have the time to devote to repairs and such.

I keep it arms-length and try to devote as little time to developing their business as I can.
