Hard money, creative financing, or traditional financing?

How creative can i really get  IF this is even a good deal. 

The mastermind topics from this trip were partnerships, creative financing, and tech/software.

I have recently been trying to get my first investing opportunity and looking for ways to creatively finance homes.

There are DSCR programs for those who may be below 1.00 as well) Lenders will allow you to get really creative to make the DSCR work.

(I only do creative financing deals and not everyone understands those.) 

I am open to creative financing advice as well.

And creative financing (other than maybe seller financing) will usually not be available on agent deals.
