I'm not doing any additions or demo, but will need to put in somewhere from $25-$60k of works (still waiting on the showing to get a better sense of budget). repairs will probably include renovating the hardwood, painting entire housing. redoing entire bathroom and a big portion of the kitchen, etc.

Didn’t need much work though just painted and replaced carpet downstairs so I only purchased a little below market value.

Sanded and restained all hardwoods, gutted small powder room, remodeled bathroom (besides shower), and ripped out kitchen vinyl flooring with leftover hardwood that i had from my brothers house, redid countertops, and of course a new coat of paint in every room including ceilings.  

The unit is in decent shape, looking to add vinyl flooring throughout, paint the interior and upgrade appliances.

Maybe its time to schedule the HVAC filter change..... or say you found an issue with X (leaking window, crack in tub, peeling paint, bad flooring....whatever....) in the unit your are fixing and want to check if that's an issue is going on in the other unit too...lots of easy ways to have a look inside.....which you should be doing anyway on a regular basis unless you like suprises

I can deal with easier things like fixing a broken window or painting.

Paint, flooring like luxury vinyl plank, curb appeal etc.
