You want to get warm moist air out of the building envelope.I'd get an electrician for sure, since some of the breakers (notoriously FedPac) have a tendency to get real hot before they trip - Which is not their intended function :)

As @John and @Ethan mentioned, take photos of all the inventory items and have the tenant sign off on those items as an addendum to the lease.Typically, on average you would charge 25-50% more per month for a furnished rental.Deposits - You can ask for more due to the unit being furnished but this can also be a deal breaker.
