Everything is very fast, seamless & easy to grasp.

There aren't many but because I am a verified PayPal member and it's connected to my operating account, it is a relatively seamless process and works well for those tenants.

I have a blend of 'paid for' properties and some that are mortgaged. 

The thing about Peoria is that much of it is so far north of the 101, and blended into Sun City (Retirement community). 

I use https://www.paylease.comIt integrates seamlessly with Rent Manager software which is why I like it best but you can use it on its own as well. 

They got the deadbeat out and replaced her with a higher paying tenant pretty seamlessly. 

So you feel like you're giving away what you worked hard for, but in fact, whoever receives the info has to still go out and apply it, which is guaranteed not to be as seamless and and easy for them as you imagine.

You have the ability to auto-request applications (keeps everything easy and in one place - so listing, tenant screening applications, leases and other tools like rent collection and maintenance tracking are all available, just to keep the process seamless).

Personally, I strive to get the optimal blend here for myself.

We're looking at a blended plan with property insurance, flood insurance in areas needed and an umbrella liability policy at the holding/series level which we understand is another benefit because you can have one umbrella and it would cover the sub LLCs.
