So if you plan to do a 1031 exchange in 2 years then you'll want your owner financing to have a balloon for that time to insure he cashes you out then.Are you wanting to have interest on your owner finance or no?

Hello, This is my first big deal, tell me If I am doing OK on this one.Owner financing a property, nothing down, and no interest for $450k Balloon in 4 years. 

I am sending out 130 hand-written yellow letters to absentee owners and tax-delinquent (multiple levels of motivation,) as well as approximately 500 handwritten notecards to individuals from inheritance, divorce, and a couple other lists (that I got from Listability.)

Currently the loan for the property is sitting with a private lender and I am paying 10% interest-only with a balloon at 2 years.

I want to upload the say, excel list, or add them to a database with a date entered, and link up to some type of direct mail house that knows that:- Each uploaded list will go through a series of 6 different postcards/letters.

The collection department tells them it will be 15-30 days to mail the letter.

I have a letter from the president of the board stating the favoritism.
