I hope everyone here is having an amazing afternoon!

The information available is amazing, but also very overwhelming and I am not sure where to start.I'm currently in some credit card and student loan debt and looking for advice on whether it's smarter to get more in debt to be able to start with flipping/house hacking sooner, or to continue to read for the year and a half to two years or more it will take me to get rid of my debt and save enough for a down payment.  

One specific question I have is about how to create wholesale contract so if anybody can help me out with that, that would be amazing.

Dear Amazing Bigger Pocket members,I came across an REO property that was listed (about 190K) similar to comps in an area.

I started investing before I became an agent and was amazed at how many agents don't understand the numbers that an investor uses to analyze deals. 

(Not to bash wholesaling, but rentals are just that amazing). 

This vacation rental area has exploded - so there are now quite a few cool tools to see what you can expect for rates and occupancy by address or zip code - just do some web surfing and you'll be amazed.    

I know a new home builder in the area, he does amazing work and might be interested in speaking with you to work a deal?
