Just out of curiosity, why are you looking to sell via a contract for deed instead of a lease option?

I'm going back and forth on a house with a seller, Basis Investments LLC out of Bryan TX, who bought the house as a package a few years ago and let the house sit vacant and accrue assessments from sewer/water and street upgrades. 

Due to the larger down,  I borrowed some for the reno and accrued $5600 in money costs.

Out of curiosity what is the setback between the houses?

You really need a local attorney on the ground that invests and understands tax certificates and tax liens and can research and tell you the exposure you have with the property you want to buy.There is penalties and interest that has been accruing for years so do not believe what a seller is telling you for you need to verify yourself.

I bought and rehabbed a property there that is now under contract to be sold and was looking through tax records for something else and just out of curiosity looked up this address.
