If you don't create an LLC, you should open a separate personal checking account to track rental income and expenses.

If you're not in a hurry and/or don't trust the lender at this point, it might not be a bad idea to check out other options.

No tenants, I check up about every week, they say maybe a showing or so, but no tenants.

I always check 1sale.com when I need something like a replacement TV. 

Also, check if there are a lot of similar properties available; if there’s more competition, it could be harder to stand out. 

With low inventory around the country, check the absorption rate in your town.

Check out Meetup.com or local Facebook groups to find like-minded individuals, you never know who you'll meet, or who they'll connect you to!

Check the FEMA maps first and foremost.
