Second option is long-term rental (marine base nearby can attract steady renters) -- so we looked at the basics of real estate: good neighborhood, good schools, where locals in JT want to live.

For all I know, rates will actually go up 0.25% between now and when you are done house-hunting, so I consider this prudent (old Marine saying: "hope for the best, plan for the worst").

@Christian Marin As with any wholesaling deal you've got to have a spread between the what the seller is selling at and what the buyer is buying at.  

I had knee surgery in 2006 when i was in the Marine Corps -- i lived on the 3rd deck and someone would have laughed me out of the building if I had requested a ramp.
